The formula

The international foot is exactly 0.3048 meters, a definition rather than a measurement, so a square foot is exactly 0.3048 squared, or 0.09290304 m². Converting square meters to square feet divides by that exact number, which is the same as multiplying by 10.76391041670972 and change. The multiplier does not terminate even though the divisor does, which is a good reason to divide rather than to multiply by a truncated 10.7639.

The rule generalises to every dimensional conversion. Area takes the length factor squared, volume takes it cubed, and only a plain distance takes it once. A meter is 3.28084 feet, a square meter is 3.28084 squared or 10.7639 square feet, and a cubic meter is 3.28084 cubed or 35.3147 cubic feet — three different numbers describing the same pair of units.

Worked example with the default: 100 ÷ 0.09290304 = 1,076.39 sq ft, a 100 m² apartment in the unit a US reader can picture. Try a room instead: a 4 m by 5 m living room is 20 m², and 20 ÷ 0.09290304 = 215.28 sq ft. Converting each side separately works too, since 4 m is 13.12 ft and 5 m is 16.40 ft for 215.2 sq ft, but it rounds twice and doubles your chances of a slip. Multiply in metric, then convert the area once.

Because area squares its inputs, it also squares their errors, and that cuts both ways when you are reading a listing. A dimension quoted 5 percent generously produces an area about 10 percent generous, and one quoted 10 percent generously produces an area 21 percent generous, since 1.1 squared is 1.21. When two listings for visibly similar apartments differ by 15 percent on paper, the gap is far more likely to come from how the space was measured than from anything you could see on a viewing.

Read the converted number with one structural caveat. Many European listings quote habitable or usable floor area, which excludes wall thickness, balconies and space under a low ceiling, while US square footage is usually gross area measured to the outside of the walls. That means the metric figure and the imperial figure can be describing different things even when the conversion between them is perfect. Convert faithfully, then ask which standard produced the original number, and compare room by room from a floor plan when the decision actually matters.

The scale runs like this. A 25 m² studio is 269 sq ft, small but a normal size for central Paris or Tokyo. 45 m² is 484 sq ft, a compact one-bedroom. 65 m² is 700 sq ft, a comfortable two-bedroom by European standards. 90 m² is 969 sq ft, and 100 m² is 1,076 sq ft, which is where an apartment starts to feel roomy to a US eye. Rooms convert just as usefully as whole homes: a 3 m by 4 m single bedroom is 12 m², or 129 sq ft, and a 4 m by 5 m living room is 20 m², or 215 sq ft, which is about 13 ft by 16 ft in the dimensions an American would have quoted in the first place.

Outdoor and sporting anchors help at the larger end, where the numbers stop being intuitive in either unit. A FIBA basketball court at 28 m by 15 m is 420 m², or 4,521 sq ft. A football pitch at 105 m by 68 m is 7,140 m², which is 76,854 sq ft, against 57,600 sq ft for an American football field including both end zones — so the pitch covers roughly a third more ground. One acre is 4,046.86 m², and one hectare, defined as a 100 m by 100 m square, is 10,000 m² or 107,639 sq ft. Those last two are worth holding because land in metric countries is quoted in hectares while buildings are quoted in square meters.

The mental shortcut is to multiply by 10.8. For 100 m² that gives 1,080 sq ft against a true 1,076.39, only 0.34 percent high and invisible at any size you would actually rent. The lazier multiply-by-10 runs about 7 percent low, quietly costing a 100 m² apartment 76 sq ft, so keep it for deciding whether a place is worth a closer look. The real risk is not the factor at all. Many European listings quote habitable or usable area, which excludes wall thickness, balconies and space under a low ceiling, while US square footage is usually measured to the outside of the walls. A 70 m² apartment converts to 753 sq ft, but the same rooms measured US-style would likely be quoted higher.
