Tile is the one material where running short is genuinely expensive. Lumber you can go buy more of. Paint gets mixed to a formula. Tile is made in batches, sold in dye lots, and discontinued without warning — so the box you go back for three days later can be visibly a different color, and the fix is pulling up what you already laid. That is why the tile estimate is not really "how much area do I have." It is "how many whole tiles, in how many whole boxes, all from one lot, bought before the first one goes down."

The math itself is short: area plus waste, divided by the area of one tile, rounded up. What trips people up is the two conversions hiding in it — tile dimensions are in inches while your room is in feet, and the answer has to land on whole tiles and then whole boxes. Get those right and the only judgment call left is the waste number.

The formula

Four lines, in order:

  • tile area (sq ft) = (tile width in x tile height in) ÷ 144 — 144 is the number of square inches in a square foot.
  • order area = length x width x (1 + waste% ÷ 100)
  • tiles = order area ÷ tile area, rounded up to a whole tile.
  • boxes = tiles ÷ tiles per box, rounded up — once you enter a box count.

Run the defaults through it. A 10 x 8 ft floor is 80 sq ft. Ten percent waste brings the order to 88 sq ft. A 12 x 12 in tile is 144 ÷ 144 = exactly 1 sq ft, so you need 88 tiles. If the label says 10 tiles per box, 88 ÷ 10 = 8.8 — which means 9 boxes, not 8. Every rounding step in tile goes up, always.

That "exactly 1 sq ft" is the reason 12 x 12 is the size everyone uses in examples. It is also the only common size where the tile count and the square footage are the same number, which quietly convinces people the two are interchangeable. They are not.

Measuring the space

Enter length and width in feet. For a wall — a backsplash, a shower surround — "length" is just the wall's width and "width" is its height. The math does not care which is which; it is multiplying two numbers.

If you are tiling a shower and still building the substrate, size the backer board off the same rectangles — the drywall guide covers sheet counts for wet walls. Irregular spaces break into rectangles. An L-shaped bathroom floor is two runs of the calculator added together. A kitchen backsplash interrupted by a window is the full rectangle, minus nothing — treat the cutout as part of your waste margin rather than over-engineering the takeoff. Deducting the window trims a few tiles off the order and costs you the buffer that keeps you from making a second trip.

Tile size changes everything

Same floor, same waste, wildly different orders. That 88 sq ft is 88 twelve-inch tiles — or 352 six-inch mosaics. Four times the pieces, four times the spacers, four times the grout joints to sponge, and four times as many chances to set one crooked.

Plank formats like 12 x 24 get entered exactly as labeled. Orientation does not change the area, so it does not change the count; a 12 x 24 is 2 sq ft whether you run it long-way or short-way down the room. What orientation does change is where the cuts fall, which feeds back into your waste number rather than your tile math.

Bigger tile means fewer pieces but bigger consequences per mistake. A miscut on a 6 x 6 costs you a quarter of a square foot. A miscut on a 24 x 24 costs you four.

Waste: 10% or 15%

Waste matters more with tile than with almost any other material, for two reasons. First, every cut piece at a wall edge is usually unusable on the other side — the offcut is the wrong width for the opposite run. Second, tile breaks: in shipping, in the cutter, and occasionally in your hands.

Ten percent is the standard allowance for straight layouts in regular rooms. Move to fifteen when any of these apply:

  • Diagonal or herringbone layouts — every row now starts and ends with a triangular cut.
  • Large-format tile in small rooms — more cuts per square foot of finished floor.
  • Natural stone like marble or travertine, which chips and shade-varies more than porcelain.
  • Cut-up rooms where edges, thresholds, and fixtures dominate the layout.

Mosaic sheets are more forgiving on cuts, since you can nibble the mesh backing between chips — ten percent is fine there. The flip side is that partial-sheet repairs later are fiddly, which is one more argument for keeping spares.

The gap between the two numbers is small in absolute terms. On our 80 sq ft floor, 10% is 88 tiles and 15% is 92. Four tiles. That is the cheapest insurance on the whole job.

Boxes, not tiles

You do not buy 88 tiles. You buy boxes. If you know how many tiles come in a box — it is printed on the label — enter it under Advanced and you get a box count rounded up to whole boxes.

Box counts are set by liftable weight, roughly 45–60 lb, not by a fixed number of pieces. So they fall out by size: 12 x 12 commonly packs 10–15 per box, 12 x 24 planks 6–8, 18 x 18 squares 5–7, and 24 x 24 large formats 3–4. Always read your specific label rather than assuming, then let the calculator do the rounding instead of doing register math in the aisle.

Dye lots — the part people skip

Tile is dye-lotted exactly like flooring. Buy all your boxes from the same lot number, and check each box at pickup rather than in your hallway. A lot mismatch does not look like a subtle variation; it shows up as a visible shade band across the finished surface, usually right where you ran out of the first batch.

Grout lines (and why we ignore them)

The estimate intentionally ignores grout-line spacing. A 12-inch tile laid with a 1/4-inch joint actually occupies about 12.25 inches of floor, so real coverage runs a touch better than the raw math — roughly 2–4%.

Leave that on the table. It acts as a small built-in buffer sitting on top of your waste allowance. It is not a reason to trim the order: the savings is one or two tiles, and running short costs you a trip plus a dye-lot risk. That trade is never worth it.

A full worked example

A 10 x 8 ft bathroom floor in 12 x 12 in porcelain, straight lay:

  • Area: 10 x 8 = 80 sq ft
  • With 10% waste: 80 x 1.10 = 88 sq ft
  • Tile area: (12 x 12) ÷ 144 = 1.00 sq ft
  • Tiles: 88 ÷ 1.00 = 88 tiles
  • Boxes at 10 per box: 88 ÷ 10 = 8.8 → 9 boxes, all one lot

Go diagonal instead and the waste jumps to 15%: 80 x 1.15 = 92 sq ft, 92 tiles — and at ten per box that is 9.2, so 10 boxes, one more than the straight lay. For a 10 x 10 room the same math gives 100 sq ft → 110 tiles at 10% waste, or 115 on the diagonal.

Keep the leftovers

Keep at least 3–5 full tiles — more for a big floor — labeled with brand, color, size, and the dye-lot number off the box. A cracked tile five years from now is a twenty-minute fix when you have three spares in the garage and a sourcing nightmare when you don't. Spares from your own lot are the only guaranteed match.

Common mistakes to avoid

  • Rounding down anywhere in the chain. Tiles and boxes both round up.
  • Forgetting ÷ 144 and mixing inches with feet — this one produces answers off by a factor of a hundred-plus.
  • Buying in stages, which all but guarantees a dye-lot mismatch.
  • Using 10% on a herringbone floor and running out three rows from the wall.
  • Throwing out the offcuts and spares the day the job finishes.

Measure in feet, convert the tile to square feet with ÷ 144, add 10% — or 15% if your layout or material earns it — and round up twice. Buy it all at once, from one lot, and stash the extras somewhere dry. The tile you never needed is the cheapest part of the job. While you're at it, the walls above the tile line usually need a coat too: work out the paint before you put the tools away.
